Located on the outskirts of Leeds, Halliday Court is a large residential elderly home owned by Leeds City Council. Over recent years, inadequate falls in the existing roof design had led to persistent water ingress and leaks affecting the quality of life and care for residents. To address the issues IMA approved roofing contractors Tucker & Tunstalls were engaged to install a new flat roof spanning 2,250sqm across several buildings.

The roof itself presented a number of difficulties for the team – from the large volume of soil pipes penetrating the surface through to the presence of numerous skylights. Throughout the project, the team had to work around these features while keeping residents’ safety and wellbeing front of mind.
Alongside the existing soil pipes which would need waterproofing to prevent future leak paths, the team also needed to install 84 Icopal Cowled Telescopic vents during the works, providing ventilation for 28 bathroom suites. The roof also incorporates several skylights above corridors and communal spaces, each of which are essential to creating light-filled internal spaces for residents. As a result, they would need to remain in place and fully functional throughout the works – as would the entire care home.
For the benefit of residents, it was essential that the roof works didn’t negatively impact residents or those providing care on site. In addition to maintaining high levels of safety, the team also needed to ensure all mechanical, electrical and cooking and heating systems remained live throughout the project.
To address the intricate characteristics of the roof at Halliday Court, Tucker & Tunstalls turned to Icopal for specification and design advice. To gain a clear understanding of where the existing roof was failing, a Moisture Mapping survey was conducted, with the findings underpinning the new solution to deliver higher quality, reliability, and performance.
The solution proposed for the new roofing solution involved the use of proven systems to improve fire resistance and ensure natural drainage and thermal efficiency, aligning to the Building Regulations. The contractor specified the Icopal Thermaweld FireSmart bituminous roofing system, together with tapered Thermazone Roofboard Insulation.
To enhance the performance of the new roof a tapered insulation system from Icopal was designed for Halliday Court. The design of the tapered insulation, and the roofing system overall, was guided by Icopal's technical support team.
Throughout the project, the Tucker & Tunstalls team demonstrated high standards of workmanship and dedication to the project. This included prioritising the needs of residents by maintaining open communication with on-site staff and adapting working practices to minimise disruption.
Completed two weeks ahead of schedule, the new roof at Halliday Court delivers a secure and watertight solution which provides long-term security and peace of mind – for residents, staff and the building’s owners, Leeds City Council. By incorporating tried and tested solutions, including Thermaweld FireSmart, the new roof at Halliday Court will deliver consistent performance for decades to come.
