Victoria Edlington Academy with DuoPlain
BMI Redland DuoPlain was top of the class when it came to re-roofing the South Yorkshire school, thanks to its rapid installation, market-leading guarantees and appealing plain tile appearance.
Built in 1913, Edlington Victoria Academy was designed as a quadrangle and was roofed in traditional plain clay tiles that had come to the end of their lives. The primary school has 284 pupils, gained academy status in April 2017 and is now part of the Doncaster-based Exceed Learning Partnership, which commissioned AHR Building Consultancy, working with BMI, to oversee its application for funding from the Education & Skills Funding Agency (ESFA) to finance the work via the Condition Improvement Fund.

The need for speed was a major factor in choosing materials, as Mr McGinnis goes on to explain: “Speed of installation is always important, yet this was made more urgent by the increased security risk. We couldn’t have the roof stripped and left open overnight so that thieves had access to the building and high value items, such as iPads and computers inside. Each element had to be stripped and re-roofed on the same day.”
“Health and safety was also an issue as some work had to be done while the school site was ‘live,’ so we had to devise a programme that meant one, two or three classrooms could be isolated at a time while the roofs were stripped and then re-roofed.”

AHR has worked closely with BMI UK & Ireland for some years and sought collaboration with BMI’s pitched roof specification team. Roofs designed and built in accordance with BMI’s SpecMaster specification are covered by a 15-year design liability and weathertightness guarantee. BMI produced two designs to put forward to the EFSA, one of which was a plain clay tile replacement roof, and another employing BMI Redland DuoPlain.
Rapid installation, market-leading guarantees and a finished roof that is indistinguishable from the original made the BMI Redland DuoPlain interlocking concrete tile ideal when it came to re-roofing the South Yorkshire primary school.
The Impact

Together, the Exceed Learning Partnership and AHR selected the BMI Redland DuoPlain in Tuscan Red as a cost-effective means of achieving the same appearance but reducing the amount of materials and labour needed, since DuoPlain requires 17.7 tiles/m2 (at 188mm gauge) whereas the plain clay tiles require 60 tiles.
The school’s roof now provides Exceed Learning Partnership, the school and its pupils, the security, reliability and shelter they need – with guarantees they can rely on for 15 years based on a successful roof design and quality products specified and installed perfectly.
