A live site and a roof nearing the end of its service life, which was also hard to access, were just some of the considerations that needed to be overcome on a roof refurbishment project at Waitrose, Sheffield.
The roof covering the entrance and café area of Waitrose had saturation and blistering issues. So, immediate attention was needed to prevent leaks into the building.
Construction consultants Ridge and Partners, BMI Icopal, and roofing contractor RTL Group, were engaged to provide a suitable solution that would ensure a safe environment for customers and business as usual for the retailer.
With entrapped moisture creating potential for leakages, the entire roof needed removing and replacing.
The rooftop equipment required roof coverings that could accommodate foot traffic for periodic maintenance. Also, the atrium glazing surrounding the roof made access difficult, and abutment detailing tricky to execute.
Therefore, the contractor faced the complex task of meticulously planning and organising the sequence of works to deliver against a tight programme. This involved working on a live site, in a compound location with restrictive access.
Disruption was kept to a minimum by working outside of peak times and out of hours. Scaffolding provided clearance over the atrium glazing, traffic management plans were put in place and ultimately, the delivery schedule was met.
Ridge and Partners and BMI Icopal also needed to replace the lead that had been stolen from the cupola roofs that surrounded the atrium roof’s well area.
Choosing the right materials and installation techniques was key to this project’s success.
The main material specified by Ridge and Partners was Profiles XL Firesmart, selected for its ability to offer excellent performance in withstanding the challenges of weather, foot traffic, and plant maintenance.
As the store remained operational throughout the project, a bonded bituminous VCL was initially applied as a temporary waterproofing membrane, which also allowed the removal of the old roof prior to installing the insulation and primary waterproofing layers.
Using Sealoflex Ultima in combination with BMI’s TorchSafe TA Detailing Underlay and TorchSafe TA Detailing Mineral Capsheet enabled the removal and reinstatement of the abutment detailing. This helped to reduce some of the installation risks as the underlay and capsheet are both flame free, and heat activated. Sealoflex is also odourless.
Offering a flame-free application that can easily be mechanically fixed or adhered, BMI’s Monarplan FM and Monarplan Standing Seam Profiles were also selected to provide a reinforced membrane on the cupola roofs.
