This project required a tile that would achieve the look of a period plain tile at a fraction of the cost and with the benefit of modern manufacturing techniques.
Originally built as a bungalow in 1910, the property had been extended upwards and a previous owner had added another storey and a garage in the early 1980s, for this work the original tiles had been reused, but after another 40 years they had started to fail badly.

The roof itself was quite complex, incorporating valleys, hips and five skylights, which were replaced with higher performance models. Along with BMI Redland DuoPlain, Rooftec also used a suite of compatible components including BMI Ambi-Dry Verge and Dry Hip systems; Half round ridge tiles; and Third-Round ridge tiles for the hips. The contractor also fitted a further two new skylights over the garage, which is to become an office, and installed a ‘sun tube’ to illuminate the kitchen.
The BMI Redland DuoPlain tile was recommended for this project by the roofing contractor as it allows you to achieve a traditional aesthetic whilst managing budget and time constraints.

The size and single lap of the BMI Redland DuoPlain interlocking concrete tile improves speed and ease of laying; and requires fewer tiles per square metre. Just 17.7 tiles are required to cover a square metre whereas plain tiles would require 60.
The Client was really pleased with the result because the specified BMI Redland DuoPlain tile retained the character and look of the property. The client was happy with the overall cost, as installing like-for-like replacements would have cost 20% more on a 260m2 roof than the BMI Redland DuoPlain tiles. The Client can now have peace of mind that the roof will protect the house and the occupants for many years to come.
